Southern Interior industrial projects boost options in tight market

Demand for industrial space in B.C.’s southern Interior has developers breaking ground in new communities this summer.
This month marks the launch of the most recent, Avery Business Park in Okanagan Falls, a 114-acre project on the former Weyerhaeuser mill site.
“With the shortage of industrial land throughout the Okanagan, this site has the potential to become the new industrial hub of the South Okanagan,” said Lee Levering, a partner with Kelowna real estate brokerage Venture Commercial, who is marketing the site with fellow broker Jason Wills. Eight new homes in one of Squamish’s newest neighbourhoods are up for rent, for less than market prices.
The Squamish Community Housing Society (Housing Squamish), in partnership with Polygon Homes, the District of Squamish, and BC Housing, announced today that applications to rent the new affordable homes are now open.
The brand new units are located at 2050, 2052, 2054 Highline Mews, and 41225 Garibaldi Springs Way, in the Highline community at Garibaldi Springs. Read more…
Average Canadian rent tops $2,200 in July even as pace of growth slows: report

Rents are still rising in Canada but the year-over-year pace of growth has slowed, according to a new report.
The data from Rentals.ca and Urbanation says asking rents for all residential property types averaged $2,201 in July, up 5.9 per cent from last year.
The year-over-year increase is the slowest rise since early 2022, while more recently, growth has often topped 10 per cent, the report said. Read more…
Employment-only building approved for downtown Squamish

An employment-only development has been given the green light for downtown Squamish.
The unique proposal was supported by council July 16, giving the go-ahead for Hunter Office to construct the three-storey development on 37707 Second Ave., which would see no residential living added to the space.
District community development planner Bryan Daly said the project would include 928 square-metres of employment space spread out over the three floors, with a 321 square-metre amenity space on the rooftop patio. Read more…
New residential-commercial building approved for downtown Squamish

A six-storey mixed-use building with 31 residential units has been given the go-ahead for downtown Squamish.
On July 16, council approved a development permit for the project on 38054 and 38060 Second Avenue.
The permit will give Wescon (Squamish) Development Group Ltd. permission to construct the complex with two zoning bylaw variances—one of which includes a building height increase. Read more…
